TRADITIONAL COMMISSION

You can upgrade your package or add ala carte services at any time. If you purchase a fee based package or ala carte service and later decide you want exclusive representation with our traditional commission structure, we will deduct your entire package or ala carte service fee from our commission paid at closing.

Home buyers and sellers often assume that the entire commission paid at closing goes to one agent, when in fact commissions are usually shared by all agencies who participate in a sale.

How Real Estate Commissions Are Split

Real estate agents normally command 5-7 percent commission when they sell a house. The commission is then divided, with a portion going to the listing office and the selling office. Each office then pays its participating agent a percentage of the total received.

Why Hire A Full Service Real Estate Professional?

Some homeowners attempt to sell their homes themselves without the help of a real estate agent, in hopes to save the commission fees charged by an agent. Handling your own sale means you will be responsible for placing for sale ads, answering phones and showing your home to potential home buyers. Home buyers who know you are saving on an agent’s commission may take advantage of this and offer less for your home, wiping out the financial benefit of doing it yourself. Be aware that a real estate agent is an expert in home selling, and the business of selling.

Here are just some of the advantages of hiring a full service real estate professional:

• They will help establish a fair asking sale price for your home.
• The agent will list your property in the Multiple Listing Service (MLS). A multiple listing service is a computer database that all subscribing agents can access.
• They will create, pay for and place advertising for you.
• They will schedule appointments to show your home to prospective buyers even when you are not there.
• They will pre-screen buyers who will do not qualify for a mortgage.
• They will refer you to sources for insurance, inspections, legal counsel and financing.
• They will help you negotiate with buyers.
• They will make suggestions to help make your home more attractive to potential buyers.
